Heavy rain and fast-changing weather can push Overland Park’s plumbing to the limit. If you face a flooded basement, broken pipe, or clogged drain after a storm, call for emergency plumbing services right away. The first step is to stay clear of water near electrical outlets. We’ll arrive with what’s needed to fix the issue and help protect your home from lasting damage.
Hot water is one of those things you rarely think about until it starts falling short. If showers turn lukewarm too quickly or hot water seems harder to come by, it may be time to think about water heater replacement. Many homes in Overland Park still rely on older units that work overtime just to meet daily demand. Benjamin Franklin Plumbing® helps homeowners decide when replacement is the smarter option. We consider the age of your system, how often it needs repairs, and how efficiently it operates. When a unit is near the end of its lifespan, replacing it sooner can prevent unexpected failures and potential water damage. Our plumbers guide you through the entire process. We help you select a water heater that matches your household size and usage habits, then install it correctly for dependable performance. A properly installed replacement delivers consistent hot water, improved efficiency, and confidence that your system can handle everyday use.
Not every hot water issue means you need a new system. In many situations, professional water heater repair can restore performance without major disruption. Sudden temperature changes, cold water surprises, or unusual noises often point to problems that can be fixed. Our team takes time to pinpoint the cause instead of guessing. Issues like worn heating elements, malfunctioning thermostats, pressure relief valve concerns, or sediment buildup are common and often repairable. Addressing these problems early can extend the life of your water heater and keep it running smoothly. We focus on clear communication at every step. Before starting any repair, we explain what is happening and what it will take to resolve the issue. If water heater repair is the best solution, we handle it efficiently and safely. If replacement makes more sense, we explain why. Either way, you get honest guidance and dependable service.
Tankless systems are gaining attention among Overland Park homeowners who want greater efficiency and convenience. With tankless water heater installation, water heats on demand, so you do not have to worry about running out during busy mornings or back-to-back showers. These systems offer energy savings and a longer lifespan, but they are not ideal for every home. Our plumbers help you decide if tankless water heater installation fits your needs by looking at household size, water usage, and your existing plumbing setup. Installing a tankless system requires professional expertise, especially when gas lines or electrical upgrades are involved. Our team manages every detail, from selecting the right unit to completing the installation safely. When done correctly, a tankless water heater delivers reliable hot water, lower energy use, and long-term comfort. Whether you need water heater repair, water heater replacement, or tankless water heater installation, Benjamin Franklin Plumbing® is ready to help Overland Park homeowners choose the right solution. With straightforward advice and quality workmanship, we make sure your hot water system supports your home and your routine.
Plumbing in Overland Park comes with its own set of challenges. Shifting soil, sudden temperature swings, and aging underground pipes can all cause trouble, especially after heavy storms or long dry spells. Benjamin Franklin Plumbing® understands these local issues and uses proven solutions for problems like inspecting for early leaks, upgrading worn fixtures, and reinforcing sump pump systems. We keep your home in Overland Park safe and dry. Our experience in this community means we know what works, no matter which part of town you call home.
In Overland Park, plumbing systems often serve larger homes with multiple bathrooms, busy kitchens, and finished lower levels. That kind of daily demand adds up over time. We approach drain cleaning as part of protecting the overall performance of your plumbing system, not just solving a single clog. When drains begin to struggle, it can affect how efficiently water moves throughout your entire home.
Professional drain cleaning is about restoring capacity inside your pipes. As residue collects along the pipe walls, the interior diameter gradually narrows. That restriction can reduce flow speed, increase wear on joints, and make the system more vulnerable to backups during high-usage times. By thoroughly clearing the line, we help your plumbing system operate the way it was designed to.
Many homeowners in Overland Park schedule drain cleaning before hosting gatherings, listing a home for sale, or after completing kitchen upgrades. It’s a practical step that helps reduce the likelihood of unexpected plumbing disruptions. Whether the issue is isolated to a single drain or affecting multiple areas of the home, our team evaluates the system carefully and provides a solution tailored to your property’s layout and usage.
At Benjamin Franklin Plumbing, we provide Overland Park homeowners with professional drain cleaning that focuses on long-term system health and dependable performance.
Some plumbing systems need more than routine maintenance. When they need a full interior reset, hydrojetting is one of the most comprehensive ways to restore drain and sewer lines in Overland Park. At Benjamin Franklin Plumbing, we use hydrojetting to remove years of accumulated residue that can’t always be addressed with traditional methods.
Unlike mechanical clearing tools that focus on breaking apart a blockage, hydrojetting treats the entire interior surface of the pipe. High-pressure water moves through the line in a controlled manner, clearing away hardened grease, scale, debris, and organic buildup. The result is a cleaner, more open pathway for wastewater to travel through.
Hydrojetting is frequently recommended for properties that experience long-term drainage inefficiencies rather than one-time clogs. For example, a main sewer line that has gradually collected buildup may allow water to pass, but not at full capacity. That restriction becomes more noticeable during heavy use, when multiple fixtures or water-using appliances are running at once.
Before performing hydrojetting, our plumbers assess both pipe condition and overall system health. When appropriate, this service can dramatically improve flow and help extend the lifespan of your drain lines. For Overland Park homes that need a deeper solution, hydrojetting provides a powerful and efficient option that’s also environmentally-friendly.
Modern plumbing diagnostics have changed the way problems are solved. With camera inspections, Benjamin Franklin Plumbing® provides Overland Park homeowners with clear, visual insight into their drain and sewer lines. Instead of relying on assumptions, we can see the interior condition of the pipe and make decisions based on accurate information.
This technology is especially valuable in situations where symptoms don’t clearly point to a single issue. A drain may function normally most of the time, but struggle during peak usage. A sewer line may show no visible surface problems while developing hidden structural concerns underground. A camera inspection allows us to examine the full length of the pipe and identify what’s truly happening.
Beyond diagnosing active problems, camera inspections are also used for planning purposes. Homeowners expanding their living space, upgrading plumbing fixtures, or investing in long-term property improvements benefit from understanding the condition of their existing drain system. Knowing whether the line is structurally sound can influence renovation decisions and prevent surprises later.
By identifying the exact location and nature of the issue, we can recommend the most efficient path forward. Whether that involves cleaning, repair, or targeted replacement, you can count on an accurate diagnosis. Our goal is to give Overland Park homeowners clarity, confidence, and dependable plumbing solutions backed by the best-possible information, expertise, and equipment.

A.J., Segio, and Jacob replaced our water line from the meter to the house. These guys know their stuff! They worked quickly and got everything done in less than a day--the only delay was waiting for the inspection. You absolutely need to use Benjamin Franklin plumbing. A.J. (Andrew) with Benjamin Franklin conducted a thorough, professional inspection of the plumbing for a home we are buying in Siloam Springs. He provided a comprehensive, understandable explanation of the entire plumbing system from faucets to sewage and gave us a clear analysis of items needing immediate attention, those that can wait, and those that were functioning well. He followed up with a thorough cost analysis and timeline for repairs. A.J. was extremely courteous, trustworthy, and respectful throughout the entire time. He was very patient in answering all of our questions. We did not hesitate to contract with Benjamin Franklin to make the repairs as suggested. Definitely call them!

Bought a Dishwasher from Best Buy and their installers could not install due to the valves under our sink. Called Benjamin Franklin Plumbing because they came out and serviced our tankless hot water heater and did a great job. Joseph Lopez our technician was fantastic. Came in looked at everything we needed done and worked up a price. The price was great; we also asked cost to install dishwasher. We had Josph do the sink work and install dishwasher. Everything went great. From start to finish he was very professional right down to cleaning the workspace when done. Our community has a FB page and a neighbor was looking for a plumber we didn't hesitate to recommend Joseph and Benjamin Franklin Plumbing.

I had already been without hot water for over a week when these two neatly dressed, extremely polite, and really good-looking young men filed into my house. They were from Benjamin Franklin plumbing and were going to inspect my water heater and give me an estimate for its repair; which they quickly did. I liked the way Aaron took the time to explain to me the reasons that the old water heater needed to be replaced instead of being repaired, but my heart sank when I saw the estimate. When I last bought a water 6heater some 20 yrs ago, the heater cost about $600 and the total with labor was about $1100. The current price was $2750! My retirement income was $1400/month so I sadly told Aaron that I couldn't afford a new heater, especially since my car had bitten the dust three weeks before. When you live alone in a rural area, you must have a car, so I was going to have to get used to cold water. Aaron said he would try to find some charities that were willing to help someone like me, but after he'd spent over an hour calling around without success, I gave up hope and told them goodbye. Imagine my stunned surprise when Benjamin Franklin plumbing called me several mornings later and said that they were combining the offers from several different charities to have enough to pay for a brand new water heater plus installation! Aaron and his crew showed up that afternoon and cleaned out my water heater closet.(They wouldn't let me do it.) They drained the old unit, detached it from my plumbing, then removed it from my property. Next they wheeled in a new one and installed it with all the bells and whistles. For example, they put the tank in a drip tray, so if it should (God forbid) leak, then my floor will be protected. This one also has a tiny tank built in above it to catch any overflow from up there. Pretty neat. The guys worked tirelessly but efficiently for a couple of hours. When it was done, they cleaned the work area and took away the trash. They never let me do any of the work, and they never took a single dime. And it works great! I have been so blessed by my encounter with Benjamin Franklin. I had been slowly spiraling down into depression, but now I'm walking with a lighter step. I feel special and full of hope again. This really did happen to ME! It's incredible!

Bryan and his team were outstanding, answering every question or concern we had. I know that they will stand behind their work and I will be using them for all of my plumbing needs. Highly recommended!
To keep your water heater running smoothly in Overland Park, it’s a good idea to flush the tank once a year to clear out sediment, especially if your area has hard water. Check the pressure relief valve, inspect for rust or leaks, and make sure the thermostat is set to a safe temperature (usually around 120°F). Regular maintenance helps extend the life of your unit and keeps your hot water flowing efficiently. For peace of mind, consider scheduling a professional inspection with a local plumber.
